Commercial Real Estate Shagwong Marina Listed for $7.995M in East Hampton By Taylor K. Vecsey … Comments Posted on August 20, 2026 Courtesy of Compass Commercial One of the most desirable marinas in East Hampton has been listed for sale. The 2.3-acre property on Three Mile Harbor is asking $7.995 million, with Hal Zwick and Jeffrey Sztorc of Hamptons Compass Commercial representing the listing. Shagwong Marina , located at 219 Three Mile Harbor Road, north of the Village of East Hampton, offers 40 wet slips in a deep-water section of the harbor and new bulkheads. “We are excited to represent yet another iconic commercial property in the heart of East Hampton. The compound speaks for itself and is in phenomenal condition. With stunning natural beauty and solid income potential, Shagwong, East Hampton is a truly rare asset.” The two-story marina building includes first-floor office space and customer amenities, such as bathrooms, showers and a laundry. The well-maintained property provides an incoming investor with an immediate footprint with “refined branding” and updated signage, according to the offering. We are dealing with national and local investment companies who are drawn to the space due to its scalability and reliable cash flow. Not to mention, you can’t build any new ones out here!” Summer dockage ranges from $325 to $365 per foot on the south side of the property to $400 to $475 per foot on the north side. The offering states that while the property is currently operating as a premium, low-maintenance harbor asset, the new owner could “to optimize yield” thanks to waterfront zoning. Among the possibilities are renovating and repositioning the marina building, high-end food-and-beverage partnerships, curated experiential events on the expansive waterfront lawns, and “further optimizing the slip and boat rental business.” Courtesy of Compass Commercial Nearby neighbors include Si Si Restaurant, Maidstone Harbor Marina, EHP Resort, Three Mile Harbor Marina and Round Swamp Farm. Shagwong Marina in East Hampton is owned by EHP Hospitality Group, the hospitality company led by Heath Freeman, the president and founding partner of Alden Global Capital investment firm. EHP acquired Shagwong Marina as part of an acquisition of the nearby East Hampton Point property, a luxury resort and marina on five acres along the water that had formerly been owned by Ben Krupinski, who died in a plane crash in 2018. The Shagwong Marina property changed hands for $2.275 million in December 2020, while East Hampton Point and its associated properties were acquired by an investment group led by Heath Freeman for approximately $17.3 million in early 2021. Since then, EHP Hospitality has turned Shagwong into a marina brand. It owns Shagwong Marina—Southampton in Hampton Bays, formerly Prime Marina Southampton, Shagwong Marina—New Suffolk and S hagwong Marina—Cutchogue.
